Our Process

INITIAL CONSULTATION & SITE INSPECTION

During the initial consultation, we'll discuss your budget, style, and home requirements. We perform a thorough site assessment to determine optimal placement and identify potential challenges. If you need a site, we can help find the perfect location.

After the consultation and site inspection, we create a Preliminary Build Agreement outlining all costs, ensuring transparency and informed decisions. This agreement provides the necessary information to proceed confidently with your dream home but is not a build contract.

Dream and Plan

This is where your vision for your dream home starts to come to life. During this phase, you will collaborate with architects, designers, and other professionals to create detailed floor plans and drawings that encompass every aspect of your home's construction. This includes the room layout, placement of doors and windows, and the overall style and aesthetic. This is where we consider factors such as traffic flow, natural lighting, and energy efficiency.

PRELIMINARY PRICING

Once you have approved the concept plan, we will complete a comprehensive price estimate to ensure that we are aligned with your expectations. Additionally, we will discuss other critical factors such as the project timeline during this stage.

Developed design

During the developed design phase, we will conduct a thorough site investigation, including geotechnical analysis, as well as engineering and service design. This will provide us with a clearer understanding of the total build cost. Once the Developed Design is finalised, we will update our estimate for your project.

SELECTIONS AND SPECIFICATIONS

We will provide you with a transparent and comprehensive breakdown of the costs involved in building your new home. This breakdown takes into account all the final selections made during the design and interior design stage. It is crucial for us to ensure that you are comfortable with the costs and satisfied with the specifications of your home.

We strongly believe in the importance of communication during this stage, and we encourage our clients to ask questions and provide feedback.

WORKING DRAWINGS

We now work on preparing the working drawings and engineering plans for the build. Our architects and engineers work closely together to ensure that the plans are accurate and comply with all local building codes and regulations.

PRICING FINALISED AND BUILD CONTRACT PRESENTED

After the working drawings and engineering plans have been completed, we finalise the complete pricing for the build. This includes all materials, labour, and any other costs associated with the construction process. We ensure that our clients have a complete understanding of the final costs involved before committing to our build contract.

CONSENTS SUBMITTED

All necessary consents and permits to the relevant authorities are submitted. Our team works closely with the authorities to ensure that all requirements are met and that the process runs smoothly.

We understand that building a new home is a significant investment, both financially and emotionally. That's why we prioritise transparency, open communication, and reliability in every aspect of our service. *You may request changes during construction. Changes required will be fully costed out and approved by you before they are carried out. A provisional sum may be used on some items if a final decision has not been made at the time of signing the contract to build.
